Repair, recover or replace?
A localized repair can be sensible when the defect is limited and the surrounding material remains suitable. The repair method must match the existing roof system. A product that adheres to one surface may be unsuitable for another.
Adding a new covering over an existing roof, often called recovering, needs its own assessment. The existing layers, attachment, moisture condition and applicable requirements matter. It should not be treated as an automatic shortcut around removal.
When deterioration is widespread or problems beneath the covering need attention, removal and roof replacement may be the better scope. Our project images show both removal work and a finished low-slope surface.
Select the assembly after the assessment
Select the roof assembly after reviewing construction, drainage and access. Ask for it to be named in the estimate, with its attachment and flashing requirements.
A low-slope section attached to a shingle roof also needs a planned transition. Shingles are not suitable for every pitch. Each roof area needs a covering appropriate to its slope, with the junction between them included in the work.

Is water collecting on the roof a concern?
It deserves assessment, particularly when it repeatedly remains in the same area. The cause may involve slope, blocked drainage or roof movement. A new surface alone may not correct it.
Can coating fix a leaking flat roof?
A coating is not a universal repair. Suitability depends on the existing material, its condition and the source of the leak. Drainage defects and damaged underlying materials need their own attention.
Can you roof just the low-slope addition?
A separate area may be addressed if its condition and connections allow it. The scope still needs to include the transition to adjoining roofs and walls, so the repaired section works with the rest.
What information helps with a recurring flat-roof leak?
Describe the indoor location, the weather when it appears and how quickly the leak starts. Share previous repair details and photos taken from a safe position. This history helps frame the assessment, but it does not replace inspection of the roof and drainage connections.
Will the estimate include drainage changes?
Any proposed drainage work should be stated in the scope. Ask which outlets, slopes, perimeter details or connections are included, and which remain outside the project. A membrane replacement and a drainage correction are related decisions but may involve different work.
